3 Types of Party Wall Notices

Party Structure notice

This is predominantly served to gain consent to insert steel beams into a shared wall for terrace and semi-detached properties. It is also served to request consent for construction works affecting a structure that is owned by a neighbouring property.

Notice of Excavation

This is served to request consent to excavate for foundations within 3m of your neighbours structure and to a greater depth than their respective foundations.

Line of Junction notice

This is served to gain consent to build your extension flush with or directly astride the boundary line separating yours and your neighbours land.

If the owner of your neighbouring property consents to the party wall notices, you are welcome to progress with construction works. If your neighbour dissents to the party wall notices served, you will be required to appoint a party wall surveyor prior to the commencement of construction. We are happy to recommend a number of extremely helpful party wall surveyors should your neighbour decide to request their appointment. We recommend speaking with your neighbours as early as possible, to discuss your proposal, answer any questions and alleviate any concerns they may have.
